Real prices.
Listed in plain sight.
Every common job, with a number next to it. The minimum visit is $120 (covers the trip + first hour). Hourly is $65/hr after, in 30-minute increments. Materials at cost + 15%, with the receipt. If something unexpected comes up, I stop and call before continuing.
Gutters & roof check
Fall is gutter season. Hand-cleaned gutters, flushed downspouts, guards, and a photo report of your roof while I'm up there. Roof repairs go to a licensed Illinois roofer.

Free quote by photo — the price is confirmed in writing before we start.
- Hand-cleaning of every gutter run
- Flush + flow test on every downspout
- Debris bagged and hauled away
- Before / after photos sent by text
- Photos of every roof slope I can safely see or reach
- Chimney + vent flashing check
- Plain-English summary by text or email
- Roof repairs — Illinois requires a state roofing license; referred to a licensed roofer
- New or replacement gutters — referred to a gutter company
- Anything above two stories or needing scaffolding
- Fascia or soffit rot repair — quoted separately after a look
Holiday lights
Installed along the gutters and roofline with clips — no nails, no staples — from mid-November, and taken down in January.

Free quote by photo — the price is confirmed in writing before we start.
- Plastic clips only — no nails, no staples
- Every strand tested before it goes up
- Timer set on an existing outdoor outlet
- New outdoor outlets or wiring — that's an electrician
- Peak work on steep or taller-than-two-story roofs
Mounting & AV
TVs, mirrors, shelves, picture rails, smart-home cameras and doorbells. The 'find the studs, drill clean, level it true' work that nobody else seems to come back for.

- Stud finding + level / plumb to within 1/16 in
- Anchors rated for 4× the load when stud isn't possible
- Cable concealment within a single stud bay (no fishing through fire blocks)
- Walk-through and 30-day no-shift guarantee
- TV setup beyond physical mounting (no streaming-app config)
- New low-voltage wiring runs through finished walls (multi-room)
- Mounts onto brick or stone fireplace surrounds — quoted separately
IKEA & furniture assembly
Speed and accuracy on the IKEA stuff that takes you a Saturday — usually 1–3 hours per item depending on size. PAX wardrobes, BESTÅ, KALLAX, MALM, BILLY, KIVIK, and the rest.

- All hardware checks before assembly starts (you'd be amazed)
- Wall anchoring for any tip-prone item — required by IL child-safety code on dressers ≥30 in
- Disposal of cardboard + foam packaging (single-vehicle run)
- Sourcing missing parts from IKEA (you'll need to order)
- Painting or finishing prep — assembly only
- Disposal of an existing piece you're replacing — separate haul-away fee
Drywall & paint
Patches, dings, doorknob holes, ceiling cracks, and the spots where the previous owner moved the thermostat. Paint-ready or fully-finished including color match.

- Dust containment with plastic + drop cloths
- Sand smooth, prime where bare, two coats finish (or one if matching)
- Cleanup before I leave — broom + vacuum, not 'I'll be back tomorrow'
- Whole-room paint jobs (refer to a painter for >1 room)
- Wallpaper removal at scale (small area OK)
- Skim-coat of an entire wall or ceiling — that's a finisher's specialty
Doors & hardware
Doors that drag, latches that don't catch, knobs that wiggle, locks that need replacing. Interior or exterior — except for full pre-hung exterior installs.

- Strike plate + hinge alignment so the door closes by gravity, not by force
- Weatherstripping check on exterior doors
- Lock-out kit on hand if I disable the existing lock and the new one mis-ships
- Full pre-hung door + frame installs — refer to a carpenter
- Storm door + screen door installs over $400 in materials
- Garage door springs, openers, or panels — call a garage-door specialist
Fixtures & swap-outs
The 'unscrew the old one, screw in the new one' jobs that always end up taking three trips to Home Depot. I'll do them right the first time and clean up after.

- Shut-off valve check — replace if seized
- Old fixture haul-away on the same vehicle run
- Test cycle: drain / pressure / leak check before I leave
- Anything requiring new plumbing or supply lines (licensed plumber territory)
- Electrical fixture installs inside Chicago city limits (city license required)
- In-wall valve replacements — call a plumber for these
Outdoor & gutters
Single-story exterior work, deck staining, gutter cleaning, fence-board swaps. Suburbs only — Chicago has different access challenges I leave to bigger crews.

- Tarp + cleanup of all debris
- Photos of your gutters before and after (so you see what I removed)
- Honest 'this part's about to fail' callouts — no upsell, just heads-up
- Roofing repairs — IDFPR-licensed roofer required
- Tree work — call an arborist
- Anything requiring scaffolding or tie-offs above 20 ft
